How to Compare Renovation Estimates and Build a Useful Budget
The lowest total is difficult to evaluate when estimates describe different work. A useful renovation budget starts with a consistent scope and clear assumptions. Compare what each proposal includes before comparing the final numbers.
Create one scope for the project
List the rooms, work to be completed and items that remain. Include removal, preparation, trade work, finishes, disposal and final adjustments. Record who supplies fixtures and materials. Give each estimator the same information so differences in their proposals are easier to identify.
Separate selections from allowances
An allowance is a placeholder for a choice that has not been finalized. Ask what quantity, quality or product level it assumes and how the final price will be reconciled. A cabinet allowance should not be treated as a confirmed cabinet specification. Resolve high-impact selections early where possible.
Identify exclusions before committing
Read for design fees, permits, appliance supply, hidden-condition repairs and protection or moving responsibilities. Ask whether taxes are included. A proposal may reasonably exclude some work, but those exclusions should be understood and added to the overall project plan rather than discovered during construction.
Keep a contingency for uncertainty
A contingency is a reserve, not permission to expand the scope automatically. Its appropriate size depends on project uncertainty and existing conditions. Discuss the likely risks with the project team and agree how unexpected work will be documented and approved. Do not treat a budget reserve as a guarantee that every issue is covered.
Use estimates as a conversation starter
An early planning range cannot inspect concealed conditions or choose an installation method. Bring measurements, photographs and a priority list to a site-specific discussion. Ask for a written scope and clear change process before work begins.
